The Lowery Hills Community Development District (CDD) is a local, special purpose government entity authorized by Chapter 190 of the Florida Statutes as amended, established May 15, 2023 and created by Ordinance No. 1515-23 of the City Commission of the City of Lake Alfred, Florida Polk County, Florida as an alternative method of planning, acquiring, operating and maintaining community-wide improvements in planned communities.
The Lowery Hills CDD is located entirely within the boundaries of the City of Lake Alfred, Polk County, Florida, comprising a parcel or parcels of land containing approximately 217.5436 acres, located north of Old Haines City/Lake Alfred Road and U.S. 17, and is bisected by Lake Lowery Road.
The powers and functions of the District are described in Sections 19.011 and 190.012(1) and (3), Florida Statutes.
A Community Development District (CDD) provides the 'solution' to Florida's need to provide valuable community infrastructure generated by growth, ultimately without overburdening other governments and their taxpaying residents. CDDs represent a major advancement in Florida's effort to manage its growth effectively and efficiently. This allows a community to establish higher construction standards, meanwhile providing a long-term solution to the operation and maintenance of the community's facilities.
